Why are your fees significantly lower than most traditional estate agents?
We are leading the field with applying the low cost airline's business model to the sale and letting of rural property. We focus on the delivery of the services our clients want and charge only for these. The property sales and lettings industry has developed over recent years such that people are less tolerant of paying estate agents large commissions for a sometimes less than professional service. We therefore retain the professionalism but have avoided the high costs associated with running high street offices. We also buy in some key services rather than carry the ongoing overhead. Typically this relates to valuations and photography in certain parts of the country.
How do your fees work?
For sales we charge 0.4% of the final selling price. We require a £200 non-refundable deposit on appointment though this is deducted from the 0.4% commission following a sale.
Letting charges are negotiated on the basis of the work required. As you might expect these are highly competitive.
VAT is not charged.
What type of property do you specialise in?
Basically any property which is rural. This would include farms, smallholdings, equestrian and country property, woodland, on-farm storage, agricultural buildings, farmland etc.
Which geographical areas do you operate in?
We cover the whole of the UK and Ireland. There may be limitations on visits in some parts due to remoteness but these will be discussed with potential clients. An important aspect of our service is the fact that we can attract buyers from both within the UK and overseas. There is significant demand for rural property from abroad and our advertising is directed to reach these individuals.
